How does the cash offer process work?
Tell us the property address and a few details using our online form. We review the information you provide, public property records and recent sales of comparable homes nearby, and we may ask to schedule a brief walkthrough. If the property fits our purchase criteria, we present a written cash offer. You decide whether to accept it. If you do, you sign a purchase agreement and a title company handles the closing.
Do I need to make repairs?
No. We purchase homes as-is, so you do not need to repair, clean, paint or stage the property before requesting an offer. The condition of the home is taken into account in our offer.
How quickly can I sell?
It depends on your situation — for example, how quickly title work can be completed, whether there is a mortgage payoff or lien to resolve, whether an estate is in probate, and the move-out date that works for you. Once title is clear, a direct sale can often close faster than a traditional listing, but we do not guarantee a closing date. We will give you a realistic estimate for your property before you decide.
Are there fees or commissions?
When you sell directly to us there is no listing agent, so you do not pay a real estate agent commission on the sale. We do not charge anything to review your property or make an offer. Your written offer will spell out exactly which closing costs each party pays, so you can review the numbers before you sign anything.
Am I obligated to accept an offer?
No. Requesting an offer is free and creates no obligation. You can accept it, decline it, compare it with other options or simply take time to think it over.
How do you determine your offer?
We consider the location, size and condition of the property, recent sales of similar homes nearby, the estimated cost of needed repairs and updates, and the costs of owning and reselling the property. Because we buy as-is and take on those costs and risks, a direct cash offer may be lower than what a fully updated home might sell for on the open market. Many homeowners choose a direct sale for the convenience, certainty and flexibility — and we will walk you through how we arrived at our number.
Do you buy inherited homes?
Yes. We regularly review inherited and estate properties. If the estate is going through probate, the court-appointed personal representative generally needs authority to sell, and we are happy to coordinate with your probate attorney. We do not provide legal advice, so please consult an attorney about your specific situation.
Do you buy properties with tenants?
Yes. We review tenant-occupied single-family homes and small multi-family properties. Existing leases and tenant rights remain in effect under Michigan law, so we will ask for basic lease information when we evaluate the property.
What if my house needs major repairs?
We still want to hear about it. We review homes that need roof, foundation, plumbing, electrical or mechanical work, homes with outdated interiors, and properties that need a complete renovation.
What areas of Michigan do you serve?
We buy homes throughout Southeast Michigan, with a focus on Oakland, Macomb and Wayne counties — including Warren, Sterling Heights, Troy, Royal Oak, Madison Heights, Southfield, Farmington Hills, Pontiac, Clinton Township, Shelby Township, Roseville, Eastpointe, Detroit, Dearborn, Livonia, Westland, Redford and surrounding communities.
Are you real estate agents?
No. Oakland Home Buyers LLC is a real estate investment company that purchases properties for its own account. We are not acting as your agent or representing you in the sale. You are always welcome to consult a real estate agent, attorney or financial advisor before accepting any offer.
Should I compare your offer with listing my home?
Yes, if that is helpful to you. A traditional listing may bring a higher price for a home in good condition, while a direct sale offers convenience, as-is terms and flexible timing. We will answer your questions honestly so you can make the choice that is right for you.
What happens after I submit my property information?
A member of our team reviews your information and follows up, usually within one business day, to ask a few questions about the property and your goals. If the property fits our criteria, we will discuss next steps toward an offer.
Will you share or sell my information?
We do not sell your personal information. We use it to respond to your inquiry and evaluate your property, as described in our Privacy Policy. If you opt in to text messages, your mobile number and text consent are never shared with third parties for their marketing purposes.
Do you also buy properties at auction?
Yes. In addition to buying directly from homeowners, we purchase investment properties through public channels such as sheriff's sales, tax foreclosure auctions and bank-owned (REO) sales. Many of these homes are renovated and returned to the market.
Can I sell a house that has a mortgage or liens?
Often, yes. Existing mortgages and most liens are typically paid off from the sale proceeds at closing through the title company. Your title company and our team will identify anything that needs to be resolved before closing.
