What "as-is" means when you sell to us
Selling as-is means we purchase the home in its current condition. You do not need to fix the roof, update the kitchen, replace carpet, repaint or haul away belongings before we make an offer. We factor the condition of the home into our price and take responsibility for the work after closing.
For many homeowners, preparing a house for the market is the hardest part of selling — coordinating contractors, paying for repairs up front and keeping the home showing-ready for weeks. A direct as-is sale removes those steps.
Homes we commonly buy as-is
- Homes with dated kitchens, bathrooms or mechanical systems
- Roof, foundation, water or plumbing issues
- Houses full of belongings or left vacant
- Properties with past-due maintenance or code items
- Homes that did not sell when listed

Michigan details to keep in mind
Some Southeast Michigan cities have their own requirements when a home is sold or rented, such as inspections or certificates of occupancy. Requirements vary by city, so we will review anything that applies to your property with you and the title company. If you have questions about your legal obligations as a seller, we recommend speaking with a Michigan real estate attorney.
